Broken Glass Replacement Near Boca Pointe — Boca Raton, FL
A failed seal had turned this homeowner's sliding glass door into a permanent foggy mess. We replaced the dual-pane panel and restored a crystal-clear view of the patio — same-day service.
The Problem
A homeowner in the Boca Pointe community — the large residential development off SW 18th St near Powerline Road — called us about a sliding glass door that had developed a cloudy, milky haze between the glass panes. It started as a small foggy patch in one corner about six months ago, then slowly spread until the entire bottom half of the door was obscured. They couldn't see through it anymore, and wiping down the glass on either side made no difference because the moisture was trapped inside the sealed unit.
This is what's called a seal failure on a dual-pane (insulated) glass door. The two panes of glass are separated by a spacer and sealed around the edges to create an insulating air gap. When that perimeter seal breaks down — from age, UV exposure, or South Florida's constant heat cycling — humid outside air gets drawn into the gap. Once moisture is inside, it condenses on the interior glass surfaces, creating that hazy, foggy look that no amount of cleaning will fix.
What We Found
Our technician confirmed the diagnosis on arrival. The perimeter seal on the insulated glass unit (IGU) had failed along the bottom edge — the most common failure point because that's where heat stress and moisture exposure are greatest on a south-facing patio door. The spacer bar between the panes had visible discoloration, and the desiccant material inside the spacer (which absorbs small amounts of moisture to prevent fogging) was completely saturated. Once the desiccant is spent, every bit of humidity that enters the gap stays there.
The aluminum frame, track, rollers, and lock hardware were all in good condition — this was a glass-only issue. The door was about 18 years old, which is right in the typical lifespan range for dual-pane seals in South Florida. The constant UV bombardment and heat cycling (hot exterior surface, cold AC-cooled interior) puts enormous stress on the edge sealant. Most IGU seals in this climate start failing somewhere between 15 and 20 years.
The Fix
We replaced the entire insulated glass unit — both panes plus the spacer assembly — with a new dual-pane tempered glass panel. The replacement uses a high-quality warm-edge spacer and structural silicone seal rated for high-UV, high-humidity environments. It's a significant improvement over the original builder-grade seal material that was used when most Boca Pointe homes were constructed.
Our technician removed the door panel from the track, extracted the old IGU from the aluminum frame, cleaned out the glazing channels, and seated the new glass unit with fresh glazing tape and sealant. He also replaced the rubber gaskets that hold the glass in the frame — after 18 years in the Florida sun, the originals were dried, cracked, and would have been the next failure point. After reinstalling the panel, he adjusted the rollers, confirmed the lock engagement, and verified the weatherstrip seal all around.
If you notice a small foggy patch in the corner of your sliding glass door — especially one that comes and goes with the weather — that's an early sign of seal failure. The sooner you address it, the less moisture damage builds up inside the unit. Waiting until the entire panel is fogged means the spacer desiccant is fully saturated and replacement is the only option.
Why Foggy Glass Is So Common in Boca Raton
Boca Pointe, along with the surrounding communities off SW 18th St, Powerline Road, and the neighborhoods near Quiet Waters Park, were largely built in the 1980s and '90s. Many homes have had their original sliding glass doors for 20-30 years. Even homes that replaced doors after Hurricane Wilma in 2005 are now approaching the 20-year mark where seal failures become common in South Florida's climate.
The combination of intense daily UV exposure, extreme heat on the exterior surface (a west-facing slider can reach 150°F+ in direct summer sun), and a 72°F AC-cooled interior creates a constant thermal stress cycle that breaks down edge sealants faster than in moderate climates. We see more foggy glass calls in Palm Beach County during the summer months than any other single issue.
If your sliding glass door is foggy, hazy, or showing moisture between the panes, the glass panel needs to be replaced — there's no way to reseal or defog an IGU once the seal has failed. We handle glass panel replacements throughout Boca Raton, Deerfield Beach, Delray Beach, Boynton Beach, and all of Palm Beach County. We stock the most common panel sizes for same-day service. A foggy sliding glass door isn't just a cosmetic issue. Once the insulating seal fails, the door loses most of its energy efficiency — your AC works harder to compensate for the heat transfer through the compromised glass unit. In South Florida summers, that can add noticeably to your electric bill every month the failed panel stays in place.
New dual-pane tempered glass panel installed with upgraded seal and fresh gaskets. Crystal-clear view restored. Energy efficiency back to spec. Same-day turnaround.
